How much does it cost to build a house in New Zealand?

In 2026 a new home in New Zealand typically costs $3,000 to $5,200 per square metre to build, usually including GST and before land, design, council fees and site works. A mid-range 180 m² single-storey home in Canterbury comes to roughly $733,000 to $996,000 all-in (excluding land and design). Queenstown Lakes runs about 15% higher than the national average.

Extensions cost more per square metre than new homes because you pay for demolition, tying new work into old, and working around a lived-in house.

The costs people forget
- Development contributions, charged by council per new dwelling. They vary a lot by district and catch many first-time builders out.
- Site works: driveway, paths, fencing and basic landscaping. Builders' quotes often exclude them.
- Sloping sites commonly add $50,000–$150,000 for retaining, earthworks and engineering.
- TC3 or flood-affected land commonly adds $30,000–$80,000 for specific foundations.
- Engineering and geotechnical reports, usually $3,000–$12,000 each when needed.
- A contingency. Allow at least 10% of the build cost.

Design and consent documentation are a small share of the total, but they set every other number: the size, the shape, the foundations and how easily a builder can price it. A design drawn to a budget from day one is the cheapest way to avoid an expensive surprise at tender. What is the cheapest way to build a house in NZ?
Keep the floor area tight, use a simple single-storey shape with standard spans and claddings, and choose a flat, stable section. A smaller, well-planned home usually beats a bigger, cheaper-finished one on both cost and liveability.
Does the build cost include GST?
The rates above are typically GST-inclusive. Always confirm with your builder, because some quotes are shown excluding GST.
Is it cheaper to build a granny flat?
Per square metre, a granny flat costs about the same as a house. It is cheaper overall because it is smaller, and a qualifying granny flat of up to 70 m² avoids building consent fees under the exemption.
How accurate are these figures?
